Contemporary airports and other elements of spatial planning are characterized by strong developmental synergy, manifested in the quantitative and qualitative reorganization of settlement, manufacturing and transportation systems; construction of areas in the vicinity of airports that are modernly in their layout and management; the dynamization of the air cargo market; and multiple other benefits for all interested parties as a result of the integration of functions connected with the airport itself.
Aviation enterprise creates favorable conditions for the transfer and diffusion of innovative solutions within areas located in the vicinity of airports. It advances the pace of their development turning them into zones characterized by heightened activity in the areas of research, modern business and business services, as well as attractive employment opportunities and residential areas. The effects of synergic cooperation can be seen in the areas of business and economics, management and organization, the Business Performance Index, as well as in the directed spatial planning of areas located in the vicinity of airports.
The aim of this study is to analyze the determinants, scope and the impacts of:
– airports on contemporary settlement patterns in terms of urbanization and regionalization,
– settlement systems on the development and growth of airports and neighboring areas (airports’ landside).

The article outlines the developmental trends of airports’ landside, namely modern structures such as Airport Cities and Aerotropolis, and refers to selected examples which confirm existing practices.

This article is based on a long-standing, independent research, confirms the evolution and intensifying dynamism of synergic effects, as well as global trends in this scope. The conclusion details the various spheres influenced by the synergic effects of the development of airports (as well as areas located in their vicinity), taking into account the many directions of transformations that determine an increase in the competitiveness ofairports, airports’ landside (such as Airport City and aerotropolis), as well
as urban areas and regions.
